What it does

You enter the property and the sale price. NetSheet.org finds the county and city from the address, fills in the transfer taxes, mortgage taxes, title insurance and recording fees for that place, and adds everything up line by line. You can build a seller net sheet, a buyer net sheet (cash to close), or both for the same property.

You can type the address, pick the home on a map, or start from a Zillow listing. From there you can save the sheet and download it as a PDF. On paid plans you can put your own logo and design on the PDF, email it to your client from NetSheet.org, and read the replies in the app. Penny, the assistant in the app, can do most of this from a chat.

It runs in the browser on a laptop or a phone. The features page covers each part, and the free net sheet calculator works without an account.

Who it is for

Listing agents who want a clear seller net sheet at the listing appointment and an updated one when an offer arrives. Buyer's agents who want a cash-to-close estimate before the lender's figures come in. Agents who send a lot of sheets can use the Agency plan to email them and keep the replies in one place.

Homeowners and buyers can use the free calculator too, to get a rough idea before talking to an agent.

Where the numbers come from

Each state has its own rules for transfer taxes, mortgage taxes, title insurance, recording fees and who customarily pays what. NetSheet.org keeps those rules for every state and DC, with county and city rules where they differ, and records the source and the date each one was checked.

You can read them by state on the seller net sheet pages and the buyer closing cost pages. Every figure on a sheet can be typed over when your closing differs.

What it is not

A net sheet is an estimate. It is not a closing statement, and it is not legal, tax, or financial advice. The final numbers come from the title or escrow company handling the sale.

Net sheet or netsheet?

Both. The document is usually written as two words, net sheet, and sometimes as one. Our name is NetSheet.org either way. If you are new to them, start with what a seller net sheet is.
