Is the net sheet calculator really free?

Yes. The calculator on this site works without an account, and a free account adds saved net sheets and PDF download. PDFs on the Free plan carry NetSheet.org branding.

What is a seller net sheet?

It is an estimate of what a seller takes home from a sale: the sale price minus commission, loan payoffs, title and escrow fees, transfer taxes, and any credits or repairs. Agents usually bring one to the listing appointment and update it when an offer comes in. Some people write it as one word, netsheet.

What is a buyer net sheet?

It is an estimate of the cash a buyer needs to close: the down payment plus loan costs, title, recording and taxes, less earnest money already paid. Every plan can build seller sheets, buyer sheets, or both for the same property.

Are the numbers final?

No. NetSheet.org gives you an estimate. The final figures come from the title or escrow company on the closing statement.

What does Penny do on each plan?

Penny is the assistant in the app. It looks up homes, quotes net sheets and saves them on every plan; the Free plan includes 3 messages. On Professional and Agency it is included up to a daily limit and can also set your logo and PDF design. Emailing a net sheet through Penny needs the Agency plan.

Do I need a credit card for the free plan?

No. The free plan only needs an email address and password.

How do the free trials work?

Professional comes with a 14-day trial and Agency with a 7-day trial. Trials are for monthly billing and can be used once per account. You add a card when you start the trial, and billing begins when the trial ends.

I have an activation code. Where do I enter it?

Enter it when you create your account, or later under Settings. It switches on the paid plan the code is for.

Can I cancel at any time?

Yes. Cancel from Settings in the app. You keep your plan until the end of the billing period you have paid for.

Why is yearly billing cheaper?

Paying for the year up front costs the same as 10 months: $100 instead of $120 for Professional, and $300 instead of $360 for Agency.
