Ask your AI assistant for the net sheet

Add NetSheet.org to ChatGPT, Claude, Gemini or Grok and ask in plain words what a seller walks away with or what a buyer needs to close. The answer uses that county's transfer taxes, title costs and customs, and you can save it to your account from the chat.

Included with every NetSheet.org plan, Free too. Each assistant decides which of its own plans can add connectors; the steps below say which.

Questions

Does it cost anything?

Not on the NetSheet.org side: it is part of every plan, including Free, and questions from an assistant are not counted against anything. Each assistant decides which of its own plans can add connectors; the steps above say which.

What can the assistant see and do in my account?

Only once you press Allow for it: your saved net sheets, and the name, company, phone, license and plan on your account. It can save, change and delete net sheets and change those account details, and on the plans that include them, restyle the PDF and send a net sheet by email. Assistants ask you before they run anything that changes or sends something. An assistant never sees your password or payment details and cannot change your plan. See the privacy policy.

Are the figures the same as the calculator's?

Yes. The assistant does not do the arithmetic; it sends the price, place and payoffs to NetSheet.org, and the same engine as the calculator returns each line. A net sheet is still an estimate. The final figures come from the title or escrow company.

Why does ChatGPT need developer mode?

Only ChatGPT needs it. ChatGPT keeps connectors you add by address under developer mode; you switch it on once and NetSheet.org then stays in your list of apps. Claude, Gemini and Grok have their own place for custom connectors, described in the steps.

How do I disconnect it?

Log in and open this page: connected apps are listed above with a Disconnect button, and it takes effect at once. You can also remove NetSheet.org in the assistant's own settings. Changing your NetSheet.org password ends every connection too.

Ask for the next net sheet instead of building it.
