NetSheet.org (“we”, “our”, or “us”) is committed to protecting your privacy. This Privacy Policy explains how we collect, use, store, and share your personal information when you use our website and software services, including the NetSheet.org Calculator and Creator (“Software”).

By accessing or using NetSheet.org, you agree to the terms of this Privacy Policy.

1. Information We Collect

We collect minimal personal information and only as necessary to provide and improve our services.

a. Information You Provide Voluntarily:

  • Contact information (such as your email address) when you reach out to us or sign up for updates.
  • Account information if you register for an account (optional).
  • User inputs such as property data or financial information entered into the NetSheet.org Calculator. This data is only processed locally or temporarily stored for the session unless explicitly saved.
  • If you identify a home from a photo in the calculator: your device's location and the direction its camera is facing at the moment you take the photo, or the location and direction saved inside a photo you upload. These are used to work out which home the camera was pointed at. The picture is not used for that, and it is uploaded and stored only if you choose to add it to the net sheet. It then appears on that saved net sheet and its PDF, and is deleted when you remove it or delete the net sheet.

b. Automatically Collected Data:

  • Log Data: Your IP address, browser type, pages visited, and time spent on the site.
  • Cookies and Analytics: We use cookies to improve functionality. We use Cloudflare Web Analytics, which does not set cookies, to measure site traffic.

2. How We Use Your Information

We use your information to:

  • Provide and maintain the Software and services.
  • Improve website functionality and user experience.
  • Communicate with you if you contact us.
  • Monitor and analyze usage and trends.

We do not sell or rent your personal data to third parties.

3. Data Storage and Security

We take reasonable technical and organizational measures to protect your data against unauthorized access, loss, or misuse. Sensitive calculations are processed either locally or securely transmitted using HTTPS encryption.

4. Cookies

We use cookies to:

  • Remember your session and preferences.
  • Improve website performance.
  • Collect anonymous traffic data.

You can disable cookies via your browser settings, though this may affect certain functionalities.

5. Third-Party Services

We use the following third-party services to run NetSheet.org:

  • Heroku (Salesforce): application hosting.
  • Turso: database and file storage, including your saved net sheets, uploaded logos and any property photos you add to a net sheet.
  • Namecheap: website hosting and email delivery.
  • Cloudflare: content delivery, security, and cookie-free web analytics.
  • Public map data (OpenStreetMap, the FEMA and Oak Ridge National Laboratory USA Structures layer, the USDOT National Address Database, and the Florida Department of Revenue parcel layer): when you pick a home on the map or identify it from a photo, the point or small map area is sent to these services to find the building and its address. No account details are sent with it.
  • Stripe: subscription payments. Card details are entered with and stored by Stripe; they are never stored on our servers.

These third parties have their own privacy policies, and we encourage you to review them.

6. Data Retention

We retain data only as long as necessary for the purposes outlined in this policy or as required by law. Session-based data is discarded when your session ends unless saved to an account.

7. Your Rights

Depending on your location, you may have the following rights:

  • Right to access, correct, or delete your personal data.
  • Right to withdraw consent.
  • Right to data portability.
  • Right to lodge a complaint with a data protection authority.

8. Children's Privacy

Our services are not directed to individuals under the age of 13 (or applicable age in your jurisdiction), and we do not knowingly collect data from children.

9. Changes to This Privacy Policy

We may update this policy from time to time. Changes will be posted on this page with a new effective date. Continued use of the site after updates means you accept the changes.

10. Browser Extension

The NetSheet.org browser extension is optional. It works as follows:

  • When it reads a page: only when you click the NetSheet icon, and only the tab you are on. It reads that page's text and listing data to find the property's address, price, HOA dues, property taxes and property type. It does not run in the background and has no access to your other tabs or your browsing history.
  • What it sends: nothing, until you press Create net sheet. It then opens NetSheet.org with the address and figures you saw in the extension window. They travel in the part of the web address after the “#”, which browsers do not send to servers.
  • What happens next: the calculator handles the address and figures exactly as if you had typed them. The address is sent to our server to find the county and, when the page had no price, to look the home up on Zillow. Nothing is saved to an account unless you are signed in and save the net sheet.
  • What it does not do: it does not collect personal information, passwords, form entries or the content of pages you do not click it on, it does not change the pages you visit, and it contains no advertising or analytics.

11. AI Assistant Connectors (ChatGPT, Claude, Gemini, Grok)

Connecting NetSheet.org to an AI assistant (ChatGPT, Claude, Gemini or Grok) is optional. Nothing in your account is shared with an assistant unless you connect it and press Allow. It works as follows:

  • What the assistant sends us: only the request it makes for you, such as a price, an address, a payoff amount or the net sheet you asked it to open. We do not receive the rest of your conversation.
  • What we send back: the answer to that request: the net sheet figures, your saved net sheets when you ask for them, and the name, company, phone, license number and plan on your account. Once it is in your conversation, the assistant's company (OpenAI, Anthropic, Google or xAI) handles it under its own privacy policy.
  • What it can change: it can save, change and delete net sheets and update those account details, and on plans that include them, change your PDF design and send a net sheet by email. It cannot see your password or payment details and cannot change your plan.
  • What we keep: a record that the app is connected (its name, when it connected and when it was last used) and a log entry for each request (which action, which account and when), kept for security.
  • Disconnecting: the AI assistants page and Settings list connected apps with a Disconnect button that takes effect at once. Changing your password ends every connection.
